Selecting a Real Estate Agent Should Include an Interview
Whether you are a buyer or seller who is looking for a real estate agent, you should interview several ones from different realtors before making a selection. If you select an agent simply because they are nearby and it is convenient, you might end up with an inexperienced or disinterested agent. This means that you will have problems buying or selling a property.
It is okay to ask an agent how long he/she has been in the business during an interview. You should not equate being a new agent with not being good. An agent can only be as good as the level of training he/she has received and whether he/she has good people around who are willing to help.
It is also okay to ask for references, even if the agent is relatively new. When you are provided with references, ask whether you can call and if any of the references are relatives.
You are also going to want to know if you are going to be offered any guarantees. You need to know if you can cancel a listing or buying agreement if you decide later on that you are not getting the service you expected. You also need to know if the company the agent is working for has a policy regarding agreements and whether anyone has canceled an agreement before. You would want to know the circumstances surrounding the cancellation.
You would also want to know the agent's ratio of list price to sales price. As a buyer, you are going to want an agent who can negotiate a price that is below list price. If you are a seller, you are going to want to deal with an agent who is as close to 100% of list price as possible. If you hire an experienced agent, he/she should have no trouble providing this figure for you.
Sellers will want to know if the agent will conduct a direct mail campaign, if there will be Internet marketing and other things dealing directly with how the agent plans to sell your home. As a buyer, you will want to know how the agent will search for your house, whether you will compete with other buyers, if you are going to present offers and how you deal with multiple offers. In essence, anything that will help you form a picture of how you are going to go about finding a home.
As a buyer or seller, you are always going to have questions and you should have an agent who is willing and able to answer them. You are going to need an agent who is going to be reassuring and make you feel comfortable about the process without trying to go overboard. Ask the right questions when you are trying to select an agent. Expect answers from your prospective agent which are thorough and do not leave you with doubts.
If you have doubts, make sure you voice them to your prospective agent for clarification. Expect your agent to ask you questions and engage you to try to get to know you. If your agent does not ask questions, then there is an obvious lack of interest and you should move on to your next interview until you find the agent you feel is right for you.
