Preparing to Sell Your House

Any real estate agent will tell you the key to selling your house in any market is "Appearance, Appearance, Appearance." Not only do you need to price your house attractively, but you need to make your house look as good as possible without spending a lot of money. Listed below are a few suggestions for you to consider when getting ready to sell your house.

  • If a new roof is needed, it will probably be cheaper in the long run for you to go ahead and replace the roof before putting your house on the market. Many sellers prefer to offer the buyer a roofing allowance, but chances are you can put a new roof on the house for less than the buyer will ask for a roofing allowance.
  • If you haven't painted the inside or outside recently, you should consider doing so. If you have painted recently, then you probably will only need to some some touch-up work around the house.
  • Clean everything and get rid of the clutter. There is nothing that will turn off buyers faster than a dirty, cluttered house. Have your garage sale or tag sale BEFORE you put the house on the market. This will get rid of a lot of the clutter you might have around the house. Make sure the carpet is clean and any vinyl or wood floors are clean as well.
  • Make sure the landscaping looks nice. Trim the bushes, prune the trees and plant flowers to make the outside of the house look as nice as possible.

If you are unsure what needs to be fixed or updated, hire an inspector before putting the house on the market so he can point out any structural or mechanical problems. Your real estate broker can advise you about any cosmetic changes that might be needed. You will be surprised at what a little bit of effort can do to make your house more attractive to buyers.
