Using Social Networking Sites- Facebook, MySpace, etc.

I originally posted this in a real estate forum and didn't get a response, so if someone can email me off line or post in the comments, I'd appreciate it.

Hi!

Does anyone here really get leads, prospects, referrals and/or have closed business from Facebook or MySpace or are you just using these sites for SEO reasons?

If you have closed business from them, how are you using these sites to drive business without them creating an overwhelming amount of non-business "social chatter" that drains your productivity?

To date I've been avoiding these sites because I don't need more things to create/update- although the truth is I've also never really seen the "business" value in participating.

However there's so much conversation about them on this Forum and I get asked why we don't do it so much that it occurred to me I should probably ask what I'm missing out on.

When I've tried to have this discussion with local agents who are using it I just get the "everyone is doing it so you have to as well" speech- which makes me want to do it even less...
